Sheila, I have just about had it with you! By now I should know that you are not truthful and make idle promises that you don't keep as evidenced by your emails but I continue to hope that you will do the right thing. In July I wanted to evict you and you promised to make payments and get caught up then in September you were gone leaving me with a discusting filthy unpainted townhome that was roach infested. You promised to paint I sent money for supplies and you stole that and left the place unpainted. I told you I would be suing you and you stated that would not get the money any faster and yet another 2 months passed and I haven't received a dime of restitution. I wish I could get the mortgage company and the manintance people to wait month after month but that is not possible. I sent you a figure of $4320 and that was through August. You lived there another month and didn't pay and according to the lease if the lease is broken you are responsible for the rent until the place is rented and because of the disgusting conditions I wasn't able to rent it until I poured $2000 in labor and $1100 in supplies to be able to rent it out. Your cost are mounting and you are making NO!!!!! effort to meet your obligation. I was going to take you to small claims court but according to you that would not get me the money any faster. Court or no court you sill have have not payed a dime. I think I have been reasonable as far as waiting for you to pay what you owe. HOW LONG DO YOU THINK I SHOULD WAIT? You have not even contacted me and if you think for one minute that I am letting this go you are sadly mistaken. I will wait 7 days and then I will expect some type of substantial effort to pay and some type of schedule to get the money owed. I will settle for the $4320 if you begin sending at $432 for ten months. If you decide not to I will go after all that is owed to me. I will get a lawyer to sue for $4320 plus the rent for September and the balance from Octboer12th to October 31rst which totals 597.20. The money owed for rent is way over the $5,000 limit for small claims and the fees for that are minimal but should I rehire a lawyer there will be no turning back. I just want you to know that putting a judgment on you is probably the best I can hope for as you don't seem to have the money to pay your debts but I think the court will find it interesting that you lived in the house with no electricity and no water owing both the companies more than one month and owing back rent yet working. What you spend your money on will probably interest the court. The neighbors will testify that people were going to the back of their homes late at night to steal buckets of water. I think the department of children and families not to mention Child protective services might be interested in these conditions for rearing children. The ball is in your court. I want a schedule and some the first payment of $432 in the next 7 days. After the first payment Having to wait another 9 months to collect what is owed is a generous offer on my part . Think about what I am offering and how complicated things will become if you don't make good on your debt to me. I will not wait any longer I assure you. I waited two months for you to get settled and haven't bothered you hoping that you would start to do the right thing but you are not concerned with what you put me through since the second month you moved in. I made things to easy . I should have sent the sheriff. I will not be in touch after this. I will wait until November 30th but if something is not received with a schedule for thet rest of the money owed I will be in my attorneys office discussing our next move on December1,2009.
